Our home exterior services cover the whole envelope of the house, so you are not managing four trades. Homeowners come to us for home exterior solutions that hold up to Kansas and Missouri weather.

Aluminum pergolas and louvered patio covers for shade you control.

Screened porches and glass enclosures for three-season outdoor living.
Most exterior projects in this metro end up touching more than one trade. A window replacement exposes rotted trim. A siding tear-off reveals that the soffit has been holding water for years. Homeowners who hire four separate contractors end up refereeing between them when something does not line up. We run the whole exterior envelope with one crew and one point of contact, which is the entire reason the company is set up this way.
Every job follows the same sequence, whether it is four windows or a full sunroom addition. We measure on site rather than from a plan, because houses in this metro have settled and almost nothing is still square. You get a written scope before anything is ordered, so there is no discovery of extras halfway through.
This market swings roughly a hundred degrees between a January cold snap and an August afternoon, and the wind carries hail through most springs. Materials that behave perfectly in a mild climate move, crack or fade here. That is why we push insulated and impact resistant options harder than a contractor in a gentler market would, and why flashing detail matters more than the brand name on the box.
We work Kansas City on the Missouri side and Overland Park, Olathe, Lenexa and Shawnee on the Kansas side, plus Lee’s Summit and Independence to the east. That matters more than it sounds, because permitting, inspection and HOA review are genuinely different depending on which jurisdiction your house sits in, and we file in all of them regularly.
Yes, and it is usually cheaper than staging them a year apart. Windows and siding in the same visit means one setup, one round of trim work and one flashing pass, rather than cutting into new siding later to replace a window.
We prepare and file both. Structural work such as a sunroom, pergola or patio enclosure needs a city permit in every jurisdiction we serve, and most subdivisions in Overland Park, Olathe, Lenexa and newer Lee's Summit require architectural review before work begins.
Scheduling depends on material lead time more than crew availability. Stock windows and siding move quickly. Custom sunroom glass and specialty door slabs take longer, and we will give you the real date at contract rather than an optimistic one.
Ask us during the walkthrough. Options change, so we would rather tell you what is genuinely available at the time than publish something here that is out of date by the time you read it.
Every product carries its own manufacturer warranty, and our installation is warranted separately. We will put both in writing in the scope so you are not relying on a verbal promise a year later.
Homeowners often ask whether to do everything at once. The honest answer depends on where the work overlaps. Windows and siding belong together, because the flashing and trim around every opening is done once instead of twice, and you avoid cutting into new siding a year later. Doors can be done any time without disturbing anything else. A sunroom, pergola or patio enclosure is structural and permitted separately, so it stages cleanly on its own schedule.
Where staging genuinely saves money is roof-adjacent work. If soffit and fascia need attention, doing that with the siding is far cheaper than a separate mobilisation with its own setup and access equipment. We will tell you at the walkthrough which items share a setup and which do not, rather than quoting everything as one bundle because it is a bigger number.
We are an exterior envelope contractor, not a general remodeller. We do not do roofing, interior finishing, additions beyond sunrooms and enclosures, concrete flatwork, or landscaping. When a project needs one of those we will say so at the walkthrough and point you at someone who does it properly, because a contractor working outside their trade is how homeowners end up with a warranty nobody wants to honour.
Our work is residential. Small mixed use and multi-family exteriors are possible, but a commercial storefront or an apartment complex is a different trade with different code requirements, and we would be the wrong crew for it.
